MSquared manages several discretionary equity funds, as well as investment vehicles that provide flexible debt to for-profit and non-profit developers.

Job Description:
The Associate will work directly with the Director, Real Estate and primarily be responsible for supporting the execution of loans from initial feasibility, Committee approval, to closing and maintaining/servicing. The candidate should expect to work in a fast-paced, entrepreneurial environment and be aligned with the firm’s mission and investment philosophy.

Responsibilities:
• Screen new loan requests against investment criteria, including financial returns and social impact generated by proposed project
• Perform financial modeling, underwriting, and due diligence phases of potential loans
• Prepare memoranda describing potential new loans and assist in presenting loan recommendations for credit approval
• Prepare and effectively analyze market data / research
• Support the execution of business plans and monitor operating performance of loans
• Manage existing / develop relationships to originate new business over time
• Stay apprised of broader industry developments and key business metrics
• Assist new initiatives / brainstorming
• Perform all other duties as assigned

Experience:
• Bachelors or higher degree. MBA, Real Estate, Urban Planning, J.D. or other relevant master’s degree a plus but not required if other experiential factors are present
• Minimum 3 years of experience working in real estate lending or finance. Preference for candidates that have worked in community development and/or multifamily real estate lending
• Experience analyzing and underwriting ground-up developments and value-add redevelopments
• Excellent understanding of and ability to create and control complex Excel-based financial models and PowerPoint Presentations
• Strong oral and written communication skills
• Ability to prioritize projects and deliverables and incorporate a logical and systematic approach to all required analyses
• Proficient in Microsoft Suite (including Word, Excel and PowerPoint)
